Site

The three proposed sites are located within the newly designed masterplan of Rublyevo-Archangelskoe, a territory which occupies 461ha to the west of Moscow. It is a large-scale LEED ND certified project, with aspirations becoming a sustainable, high-tech and harmonious live-work city for business and families. Located on the greenbelt, adjacent to the Moskva river, it is an attractive location less than hour away from the city of Moscow. 

LOT 2

The proposed site of LOT 2 is located in the middle of the masterplan, part of the residential belt but also adjacent to the business district. It has an irregular, prolonged triangular shape with a long south-north axis. From the east, the territory has semi-circular shaped park area, which also acts as the main, green, U-shaped boulevard of the masterplan. The site is divided in two parts by a services road, which also extends underground. The site implementation phasing is scheduled for 2021-2023. 

The site has two plots (B15, B16) of 0,45ha and 2,5ha, totaling 2,95ha and each plot has requirements of 14,840 m2 and 60,010m2 respectively, totaling 74,850m2. The site has two assigned classifications – Balanced and Optimum, $2,745/m2 and $2,905m2 (the selling price for shell&core) respectively. There is a height restriction of 41m.
